Is The Charleston Market Headed For A Crash?
Have you heard people say the market is crashing just like it did in 2008, or that home values are going to dip below 50%? In this video, I’m going to tell you if the Charleston market is headed for a crash in 2023. We’ll look at the data and assess the numbers so you can best prepare for the future. Market Worries If you've been on social media, you've likely seen a post indicating the market is heading for a crash. As interest rates rise, buyers and investors have many questions about what's going on in the market. Will we be headed to a crash? Will homes retain their values? Before I answer that, we have to take a look back. Supply And Demand As a result of the pandemic in 2020 and 2021, we saw record sales in our area. What fueled that high demand was very low inventory. We saw the demand as many buyers moved into the market, choosing not to stay in the areas that they were in before the pandemic. That resulted in us having an unprecedentedly low inventory. At one point, our inventory was so low, we had less than a month's worth of inventory. So what does that mean? If you put a house on the market, within a month, it was gone. We all know how economics works. High demand and low supply equal higher prices. Buyers at this time were willing to go above and beyond to get into their homes, which cause home values to increase. So what's happening now? Growth In Charleston Experts are forecasting home appreciation in 2023—but just at a slower pace. Basically, what we're seeing is that the market is normalizing. It's cooling off a bit compared to 2020 and 2021, but it's still going to be a high-demand market. What's driving that demand is job growth. As we continue to see job growth, we're going to continue to see a demand for housing in the Charleston area—so much so that the National Association of Realtors has said that the Charleston market is one of the top 10 hottest markets in 2023. So don't hold your breath on the Charleston market crashing anytime soon. While we will see a decrease in sales from what we saw in 2020 and 2021, demand will continue to be high. What My Clients Wish They Knew Before Moving to Charleston
Are you thinking about moving to Charleston? You’re certainly not alone! Hi, I'm Shakeima Chatman with The Chatman Group at Keller Williams Realty, and I’ve helped countless clients make the move to this beautiful city. Along the way, I’ve learned quite a bit about what new residents wish they had known before settling in. Today, I’m sharing the top insights from my clients that could help you in your Charleston relocation journey. Plus, stick around for a special offer that will make your move even easier! 1. The Weather: It’s Not All Sunshine and Rainbows Charleston is famous for its beautiful weather—sunny days, warm breezes, and mild winters. But here’s something my clients always wish they knew: the humidity in the summer is intense! Imagine stepping outside and feeling like you’ve walked into a sauna. Charleston’s summer heat is accompanied by sticky, humid days, and those surprise thunderstorms can roll in at a moment's notice. So, my advice? Invest in great air conditioning, always keep an umbrella nearby, and embrace the occasional afternoon storm. 2. The Cost of Living: Know Where to Look Charleston’s popularity has made it a hot real estate market. Many of my clients are surprised to see just how quickly home prices can increase, particularly in trendy neighborhoods like Mount Pleasant, West Ashley, or downtown Charleston. And it's not just housing—groceries, dining out, and other essentials can also add up. However, there are still affordable areas if you know where to look, and that's exactly where I can help. With my knowledge of the Charleston market, we’ll find the perfect spot that fits your budget and your lifestyle. 3. Traffic and Transportation: Navigating Charleston Charleston might be a smaller city, but that doesn’t mean you won’t run into traffic, especially as the population grows. My clients often mention they wish they had prepared for the traffic congestion that comes with living in a popular coastal city. Public transportation exists, but it’s limited compared to larger cities. So, if you're planning to drive, I suggest getting familiar with alternate routes and understanding that a little traffic is part of the package. The good news? Charleston’s traffic is manageable compared to big cities, and the stunning coastal views help pass the time! 4. Bugs & Wildlife: Welcome to the Lowcountry One of the biggest surprises for my clients is the presence of bugs—specifically, mosquitoes and palmetto bugs. The Lowcountry’s warm and humid climate makes it an ideal home for all kinds of critters, and you might even see an alligator in the wild. Stocking up on bug spray early is a must! As for the palmetto bugs? Well, you’ll get used to them... eventually. But don’t let that scare you—Charleston’s beauty and outdoor lifestyle more than make up for it. 5. The Lowcountry Lifestyle: Southern Hospitality at Its Best If there’s one thing my clients absolutely love about moving to Charleston, it’s the Lowcountry lifestyle. Charleston offers a perfect mix of Southern charm, rich history, and outdoor activities like boating, golfing, and beachcombing. One thing that catches people off guard in the best way possible? The sense of community here is strong. Whether it’s neighbors inviting you to a backyard barbecue or friendly locals striking up a conversation at the farmers' market, the hospitality is real. If you’re moving from a fast-paced city, the slower pace might take some getting used to—but trust me, it’s worth it. Ready to Make the Move? Today, we’re diving into the stories behind those moving to the Holy City and uncovering why Charleston is one of the fastest-growing destinations in the United States. 1. Young Professionals and Entrepreneurs: The Rise of ‘Silicon Harbor’ Charleston isn’t just about historic charm and beautiful beaches; it’s also becoming a hub for innovation and opportunity. The city’s rapidly growing tech sector, often referred to as ‘Silicon Harbor,’ is attracting top talent from across the nation. Startups and established companies are finding a home here, creating a vibrant environment for young professionals and entrepreneurs. Why choose Charleston? It’s simple: who wouldn’t want to work in a city where they can hit the beach after a day at the office? Beyond the job opportunities, Charleston offers an unmatched quality of life. Charleston’s top-rated schools, family-friendly neighborhoods, and abundance of outdoor activities make it an ideal place to raise children. Families are relocating from all over the country, particularly from larger, busier cities where they’re seeking a more balanced lifestyle. In Charleston, you can trade long commutes and crowded streets for bike rides through tree-lined neighborhoods and weekends at the beach. But it’s not just about the beautiful environment; it’s about the sense of community. Charleston has a warm, welcoming vibe where neighbors know each other, and there’s always something fun to do with the family. From local festivals to farmers' markets, Charleston offers a community-focused lifestyle that’s perfect for raising a family. 3. Retirees Embracing a New Chapter in Charleston Let’s not forget the retirees. Charleston’s mild climate, rich history, and vibrant cultural scene make it an ideal retirement destination. Many retirees are leaving colder climates for the sunny skies and slower pace of Charleston. Here, they can enjoy an active lifestyle, whether that means golfing, sailing, or just exploring the city’s many historic sites. For retirees, Charleston offers the perfect blend of relaxation and excitement. Whether you’re looking to downsize into a charming downtown condo or find a spacious home with room for visiting family, there’s something here for everyone.
